Our driver's main role is driving safely and packing everything securely in the van. On the no-assistants option, that means you handle carrying items to the van yourself. If you'd like guaranteed hands-on help carrying and loading, choose the number of assistants that matches your job — and for anything involving furniture (wardrobes, sofas, bed frames), we recommend at least 2 assistants, since these items genuinely need more than one person to move safely.

This is achievable when everything lines up perfectly in your favour:

• Minimal Friction: You have minimal furniture handling and your boxes are 100% packed and ready.
• Easy Access: Both properties are ground floor or have a fast, reliable lift.
• Perfect Logistics: The van parks directly outside both doors, and you have a short drive.
• The Reality: This scenario is close to our 2-hour minimum booking. It reflects pure loading, transport, and unloading time with no delays along the way.

This is the realistic average for most 2-bed flat moves in London. It runs longer than the fastest case because real moves include "hidden" time blocks that a simple loading estimate doesn't capture:

• Property Walkthroughs: A quick assessment at both properties before starting to confirm what is going where and to check access.
• Parking & Walking Distance: It's common to have some walking distance between where the van parks and the front door — and since it's a flat, it's quite common not to be ground floor (1st, 2nd floor and so on are typical), which adds carrying time even with a lift.
• Minor Furniture Handling: Even straightforward moves usually involve at least one item (like a bed frame or wardrobe) needing quick disassembly or reassembly.
• Wrapping & Protection: Securely wrapping and protecting your furniture and fragile items during loading, even if you haven't booked our full packing service.

• Heavy Traffic: Crossing London (e.g. West to East) during rush hour can easily turn a 30-minute drive into a 90+ minute crawl.

How Long Does Each Part of the Move Actually Take?

Based on real 2-bed flat jobs with our driver + 2 assistant crew using our Luton van, here's a realistic breakdown for loading time specifically (this doesn't include unloading — unloading is usually quicker, since our crew doesn't have to carefully pack the van like a game of Tetris; taking items out is faster than the careful positioning needed to load it well):

• Half a Luton van, ground floor, easy access: around 30 minutes to load
• Full Luton van, ground floor, easy access: around 1 hour to load
• Each additional floor with no lift: add roughly 30 minutes (half load) to 45 minutes–1 hour (full load) per floor
• Buildings with a lift: loading can take considerably longer than ground floor — especially in busier buildings where you're waiting for the lift to become free between trips
• Long walking distances (van parked far from the entrance): we use a trolley, but depending on distance this can still roughly double the carrying time

On top of loading and unloading, add drive time between properties (London traffic and any roadworks can add significantly to this, especially crossing the city or during rush hour).

The Single Biggest Factor Most People Underestimate: Being Packed and Ready

Floor level and access matter, but how ready your belongings are on the day makes just as much difference — and it's the one factor that's entirely in your control.

When everything is boxed, taped, and ready to go, stacking the van is fast and efficient — boxes pack tightly, maximising space and often meaning everything fits in a single trip. When items are loosely packed or not packed at all, several things go wrong at once: the move takes longer, boxes and loose items can't be packed as efficiently in the van, and if you have a lot of belongings, it can mean two trips are needed instead of one.

We've seen this firsthand — on one same-day booking to Wimbledon, we got a driver and crew out quickly to help, but the customer had more belongings than she'd expected and was still packing when we arrived. Even with two of our crew pitching in to help pack, the move ended up running 1–2 hours longer than estimated.

Real Example: A 2-Bed Flat Move from Elephant & Castle to West London

What Affects Your Move Time and Price

Floor level and lift access. Ground floor is always fastest. Stairs add time per floor; lifts help but often add more time than expected in busy buildings due to wait times between trips.

How packed and ready you are. As above — this is often a bigger factor than people expect.

Parking distance and access. Our Luton van needs realistic space to park close to the entrance. For reference, our van's dimensions are:

• Overall length: 6.97m
• Body width (excluding mirrors): 2.05–2.10m
• Overall height: 2.83–3.00m
• Cargo volume: 16–18 cubic metres

If you have a garage, gated entrance, or narrow access road, it's worth checking these dimensions against it in advance — this is exactly what caused the delay in the example above.

Furniture that needs dismantling or assembling. This varies a lot by item:

Older furniture with glued or extra-nailed joints, warped panels, or worn hardware tends to sit at the higher end of these ranges. For complex flat-pack wardrobes and older storage beds, we often bring an experienced handyman along, though our standard driver + 2 assistant crew can usually manage these too.

Time of day. Moves that start and finish between roughly 9am and 4pm generally benefit from lighter traffic compared to London's peak rush hour, especially for moves that cross the city.

Roadworks and street restrictions. These occasionally mean our drivers need to approach a property via a different route than planned, due to closures or height/width restrictions on certain streets.

For more complex moves, a phone call or a more detailed conversation gives a much better estimate than any online calculator could. Here's why that matters: our Elephant & Castle example above was originally estimated at 5 hours, but ran longer than planned because the customer's declared inventory (15 boxes) turned out to be far less than what was actually there on the day (39 boxes), along with more furniture than expected — plus roadworks and the parking delay added around 1 hour to the move. For moves like this, declaring everything you have in advance is the single best way to avoid surprises on the day.
